Totally agree! Especially in Gurugram, water supply can be an issue. Also, check the approach road to the project, sometimes it's under construction or very narrow. Current market conditions mein buyers ke paas leverage hai, toh negotiate hard, especially for amenities ya parking ke charges pe.

Legal mein sabse pehle RERA registration number check karo builder ka aur project ka. Phir title deed, encumbrance certificate, aur OC/CC status (agar ready-to-move hai toh) dekhna bahut zaroori hai. Red flag toh ye hai ki builder agar documents dikhane mein hichkicha raha hai ya sirf 'trust us' bol raha hai.
