Site visit hack: What to actually check for quality
I made a mistake and want to share it so others don't. During under-construction site visits, like at Sattva Lake Ridge, I learned to look beyond the fancy show flat. My hack: ask to see an actual unit in various stages of completion. Check the raw plaster for unevenness, look for tiny cracks developing near window frames or columns. Also, ask about the brand of electrical wiring and plumbing pipes. My wife's big on durability for our kids' safety. What other specific red flags do you look for, especially for long-term quality? Hope this helps someone.

This is so true! I learned this the hard way with a project near Attapur. They showed us a beautiful finish in the sample
Good point on electricals! My uncle got a shock literally from a bad wiring job.
Sattva Lake Ridge? Hmm, I've heard mixed reviews about Sattva. Are they known for timely delivery? The 2028 possession date for an 'upcoming' project seems a bit far off, especially with 897 units. Just wondering if that's a realistic timeline or if we should expect delays.
U2, you're right to be cautious. Sattva Lake Ridge is still in its very early stages. I checked their RERA details last month, and while 2028 is the official date, given the current market conditions and supply chain issues, a slight delay wouldn't surprise me. For their previous projects, like one in Ameerpet, they did deliver, but often with a few months' extension. Always factor in a buffer for possession dates.
Sattva generally has a decent reputation in Hyderabad, in my opinion. But yes, delays are a common issue across many builders nowadays. 2028 end for a project of this scale isn't unusual.
Bhai, you hit the nail on the head! Builders show such a grand picture in the show flat, but the reality on site is often shocking. I almost booked a flat in a project near Alwal, and then I visited the actual construction. The plaster work was so shoddy, and I saw visible damp patches even before the monsoon! My father always says, 'ghar ek baar banta hai, compromise mat karo.' So glad you shared this, it’s a crucial reminder for all of us first-time buyers who are easily impressed.
Right! And don't forget to check the lift quality and brand. A good, reliable lift is often overlooked but crucial for daily life. Also, ask about the water pressure system, especially for higher floors. Sometimes they just don't have enough power.
Totally agree with U1! Alwal side mein toh quality ka issue bohot common hai.
