Site visit in Sector 99, super area trap is real

Spent the whole Sunday checking out options in Sector 99. Honestly, the super area vs carpet area difference is insane. Saw a 3BHK by Model Economic Township, they're quoting for 2000 sqft super area but carpet is barely 1200. It's like paying for air, yaar. How do you guys even negotiate this? Is there a standard percentage for this difference? Feel like I'm getting ripped off, especially when looking at a 1.8 Cr property. This upgrade feels like a huge premium for not much extra liveable space. Has anyone successfully pushed for a spot discount on this basis?
