Site visit near PR7: Is the infra hype real?

Spent the whole Sunday checking out options in New Chandigarh, especially near PR7 Airport Road. Mohali, Aerocity mein kaafi buzz hai. I work in real estate, but buying for myself, I'm wondering: will PR7 and Airport expansion genuinely drive price appreciation here? Or is it just builder marketing? Timeline delays ka kya scene hai for ROI?
