Site visit red flags for long-term investor headaches
Been looking for 8 months now and it's getting exhausting. Faridabad mein investment ka soch raha hu, especially like Goyal Luxury Floors, but construction quality ko lekar bahut confusion hai. As an investor, my main worry is future maintenance cost aur tenant attraction. Log bolte hain ki under-construction site pe jaake quality dekhni chahiye, but honestly, kya dekhu? Matlab, walls mein plaster ki finish, wiring ki routing, ya plumbing joints... ye sab future mein kitna matter karta hai for a tenant aur resale? Koi bata sakta hai ki kya specific red flags hain jo site visit pe dikhte hain but log ignore kar dete hain? Kya cracked columns ya uneven flooring future mein bahut headache deti hai? Aur agar builder aise basic cheezon mein cut corners kar raha hai toh ROI pe kitna impact aata hai? Experienced log please guide karo.
