Site visit to Sattva Lake Ridge, green areas ka reality check

Did a site visit to Sattva Lake Ridge on Saturday. I'm currently in a 2BHK and thinking of upgrading to a 3BHK or villa for investment. Builders brochure mein green areas kaafi dikhate hain, but on ground it felt a bit cramped. Is this common? What's the actual open space usually delivered? Does the real green space affect resale value later on, ya phir it's just a marketing gimmick for premium pricing? Not sure if it's worth paying extra for the 'green' promise.
