Site visited 4 projects last weekend — my honest take
Budget finalised, loan pre-approved — now stuck on which sector. We're looking at Sector 1B for a 3BHK for my growing family. My wife's main priority is a safe area and good schools nearby for the kids. But honestly, the property prices here are making me rethink. Builders brochure mein ek price dikhate hain, say around ₹1.5 Cr for a 3BHK. Phir site visit par suddenly itne extra charges aa jaate hain – PLC, IFMS, club membership, parking fees. It's adding almost ₹20-25 lakh more! Matlab, is this normal for Gurgaon? Is Sector 1B really worth paying so much with all these hidden costs? Koi builder transparent hai kya with pricing? This is so frustrating, I can't even plan my EMI properly. Did anyone else face this issue?

Normal toh hai, but
Bhai, this is absolutely normal for Gurgaon. Jo brochure mein price hota hai, that's just the basic rate. Uske upar PLC, EDC/IDC, club membership, parking, power backup, IFMS, maintenance advance – list lambi hai. ₹20-25 lakh extra toh minimum hai, especially for a good project in Sector 1B. You're not alone in feeling frustrated; it's a shocker for every first-time buyer.
