Visited Birla Arika last weekend. I'm currently in a 2BHK in Sector 65, thinking of upgrading to a 3BHK for better rental prospects. Honestly, the project looks good, but I'm worried about practical things for tenants. Parking allocation ka kya scene hai in most new projects? Is it still lottery-based or do you get dedicated spots? For an investor, tenant attraction is huge, right? Also, security systems ki real-world effectiveness kitni hoti hai? Just CCTV laga diya ya actual visitor management bhi hai? Don't want future tenants complaining. Is this premium for better security and parking worth it for ROI and resale value?

Parking is a nightmare in most new projects, OP is right. My brother bought a flat near Airport Road (Gurgaon side) and they promised dedicated parking, but after possession, it became a free-for-all. Eventually, they had to pay extra for a designated spot. It's ridiculous! Builders just show fancy diagrams. Does anyone know if Birla Arika has a clear parking plan in their RERA documents? The RERA number GGM/914/646/2025/17 is there, so maybe check that for details.
For ₹12 Cr+, I'd expect top-notch everything, including dedicated parking and advanced security. Otherwise, what's the point of paying such a premium? Maybe smaller, ready-to-move projects are better.

Exactly! ₹12.3 Cr is a huge amount for an upcoming project with such a distant possession date. My budget is nowhere near that.
