Visited Birla Arika's site last week. Upgrading from my 2BHK. Builder ki long-term construction quality kaisi rehti hai? Do these amenities really boost tenant attraction and resale value for investors?

Mujhe toh builder ki construction quality pe zyada doubt hai. Kisine Birla ke purane projects dekhe hain? Kya RERA number GGM/914/646/2025/17 se kuch clarity milegi? Sirf number se toh kuch samajh nahi aa raha.
Is price point pe Gurugram mein abhi market conditions kaisi hain? Kya itna high price justify hota hai for 2031 possession? Mujhe toh doubt ho raha hai.
Haan, U4 sahi keh raha hai. RERA se sirf legal status pata chalta hai, quality guarantee nahi. Aur Birla ka track record mixed hai, especially for timely delivery. Badshahpur side toh builders ka yahi haal hai, promises bade aur delivery adhoori.
RERA number toh theek hai, but woh toh bas registration hai, legal compliance. Quality toh time ke saath pata chalti hai. Mere dost ne inke ek project mein liya tha Badshahpur ke paas, possession ke baad bahut issues aaye the plumbing aur electrical fittings mein. Builder ne phir se date extend kar diya lol for minor repairs, so I'm very skeptical.
Exactly! Upar se ‘investor quality concerns’ bhi likha hai. Meri toh phat rahi hai. Itna paisa block karke itne saal wait karna, risk bahut zyada lag raha hai, especially for a first-time buyer like me.
Yaar, Birla Arika ka price range dekha? ₹12.3 Cr – ₹16.4 Cr for an upcoming project?! Mera toh budget hil gaya yeh dekh ke. Aur possession 2031 mein? Itna lamba wait, samajh nahi aa raha investment hai ya lottery ticket. Bahut nervous feel ho raha hai.
