Visited Casagrand Zaiden last month. Construction quality checks are always my priority for investment properties. Dekha toh kaafi finishes theek lag rahe the, but I've seen this pattern before – initial sheen fades. Worried about snags like seepage or cracks after a year, affecting resale value and tenant attraction. Maintenance charges bhi high lag rahe hain, not sure if actual service quality will justify it for future tenants. Green areas looked okay but wondered if they'll stay maintained. Investors, what's your experience with post-possession quality and actual maintenance value in Bengaluru projects?

I visited too, and the sales team was very pushy. They kept pushing for booking saying prices will increase soon. But the possession date is 2026-05-01, that's still quite far, almost 2.5 years. Has anyone managed to negotiate on the price, or is ₹76 L – ₹77 L fixed for a 2BHK? I heard they have 286 units, so maybe there's room?

Negotiation is tough with these big builders. Doubt it for Zaiden, they know demand is high in this corridor. They barely budge.
Totally agree with the post! Casagrand ka track record pehle bhi aisa hi raha hai, initial finish accha dikhate hain but quality issues baad mein aate hain. Specially for first-time buyers like us, it's a huge risk. Maintenance charges ka bhi yehi scene hota hai.
But Zaiden is a new project, maybe they've improved? The renders look so good, aur location bhi Aavalahalli ke paas hai. I was hoping for something good in this price range. Confused now.
Haan bhai, exactly! Mere ek friend ne bhi Casagrand ke project mein invest kiya tha Akshayanagar mein, same story. Drainage issues after 1 year. So stressful for a new home owner.
