Did a site visit to Jain Homes 1 on Saturday and honestly wasn't expecting this. Everyone talks about the 'luxury amenities' but nobody mentions the crucial stuff. I work in real estate, I know how builders spin things, but seriously, what's the deal with power backup? It's always 'full flat' on paper, but in reality, it's just a few points. And water supply? Are we always gonna be tanker dependent? Elevators too, they're slow as hell even in new projects. Disagree? Tell me why.

For that much, shouldn't we expect proper power backup and consistent water without fighting for it? This 'luxury' tag is just a marketing gimmick now.
Totally agree with U2! Builders just hike prices based on 'luxury' branding. Current market conditions in Ghaziabad are tough, buyers need value. This price range should at least guarantee proper water and power, not just a fancy lobby.

U1, you hit the nail on the head with the builder promises. But for Jain Homes 1, the RERA status says 'Not Required' because it only has 3 units. So maybe they don't have to adhere to all the big project rules? Still, basic amenities shouldn't be compromised, RERA or no RERA. That's just common sense.
Haan yaar, water supply is a huge concern in Ghaziabad overall, not just Jain Homes. I faced similar issues in Abhay Khand in my previous rental, always waiting for the tanker. It's frustrating to pay so much and still deal with basic utility problems.
