Did a site visit to Jaypee The Imperial Court on Saturday and honestly wasn't expecting this. Brochure mein jo amenities dikhayi thi, unki reality kuch aur hi lag rahi thi. Promised vs delivered kaafi difference hai. Clubhouse bhi itna grand nahi laga. Investor perspective se, kya yeh amenities premium pricing justify karti hain? Resale value pe kya impact aayega?

Dekho, location wise toh okay hai, Alpha-II Commercial Belt ke paas hai aur connectivity bhi theek hai. But agar builder ne amenities pe compromise kiya hai toh long-term mein problem aayegi, especially for families. Kya kisi ne yahan actual mein invest kiya hai aur abhi wahan reh rahe hain? Unka experience kaisa hai with daily living and maintenance?
I agree with OP's honest take. Jaypee ka reputation kaafi damaged hai, especially after all the issues with Jaypee Infratech. 378 units hain is project mein, so it's not small. If the amenities are not up to mark for a 'premium' project that was completed in 2014, then definitely resale value will take a major hit. Who wants to buy an old project with sub-par amenities at such a high price point now, when there are so many new launches?
Bhai, premium pricing justify karna toh door ki baat hai, ₹3.4 Cr – ₹5.5 Cr ki range mein aapko Noida mein aur bhi bahut options mil jaayenge, specially naye projects mein. Meri bhi pehle yahan interest thi, but jab resale value ka socha toh darr gaya. Ab current market conditions mein toh aise projects mein invest karna aur risky lagta hai, jahan initially hi issues hain. Kya aapko lagta hai ki abhi bhi isme koi potential hai?
Sahi baat hai. RERA number UPRERAPRJ3906 hai, but usme bhi delays ke cases bahut hain. Better to look elsewhere for future appreciation and peace of mind. This project is just too old with too many red flags.
Potential toh tab hota jab maintenance aur amenities top-notch hoti. Abhi toh yahan koi buyer milna bhi mushkil hai, especially for that price range. Ajayabpur ke side mein naye projects mein bhi better deals mil jaati hain agar thoda research karo toh, with modern amenities.
Ye project toh already 2014 mein possess ho chuka hai na? Jaypee The Imperial Court ka possession date toh 2014-09-17 hai. Ab agar amenities abhi bhi theek nahi lag rahi, toh premium pricing kaise justify hogi? This is a decade-old project.
Totally agree with your take! Jaypee ka track record toh waise bhi theek nahi hai, especially after all the issues with their other projects. Kya inka koi aur project bhi aise delays aur quality issues mein phasa hai?
Exactly! Inka Greater Noida mein Alpha I mein bhi ek project tha, same story. Amenities sirf brochure pe achhi lagti hain, reality mein kuch aur hi hota hai. This builder has a history.
Haan bhai, Jaypee Sports City mein bhi kaafi issues the. Mere ek dost ne wahan book kiya tha, payment karte rahe aur possession ki date aati hi nahi thi. Bahut frustration thi unko. So, your point about their track record is spot on.
