Is JMS The Nation's clubhouse actually functional, ya bas showpiece hai? I work in real estate, but for my own place, I want honest feedback. Went for a site visit, the sales team showed off everything. But off the record, kitna use hota hai sports facility, especially the gym? Aur parking ka kya scene hai? Builders often promise reserved, but then it's a lottery. Also, security systems, are the CCTVs working always, and guards attentive? I'm tired of brochure promises. Sohna mein ye sab real life mein kaisa hai, especially for families? Any current residents can share their experience? I need the real picture, not the marketing spiel.

RERA number GGM/543/275/2022/18 toh valid hai. But 2027 ka possession date bahut door hai. Kya builder time pe deliver kar payega? Gurugram mein delays kaafi common hain.
2027 tak toh interest rate bhi pata nahi kahan jayega! Bahut risk hai. EMI bhi badh sakti hai, aur agar delay hua toh double maara padega. Budget-conscious buyers ke liye ye bahut badi concern hai.
U4, time pe delivery ka toh Gurugram mein track record hi kharab hai. Especially for projects in newer areas like Sohna. Builders often extend dates. My friend's project in Baharampur Naya was delayed by almost 2 years, aur uski EMI bhi chalti rahi.
Sohna mein maine ek project dekha tha 2 saal pehle, naam nahi lunga but same story. Sales team ne itni badi-badi baatein ki, clubhouse, Olympic size pool, sab kuch. But jab possession mila mere ek dost ko, pool toh ban hi nahi raha tha, aur gym ke naam pe bas 2-3 old machines. Builder ne bola delayed hai, fir kabhi banaya hi nahi. Sohna mein development ho raha hai, no doubt, but due diligence bahut zaroori hai. Especially agar family ke liye dekh rahe ho, amenities ka functionality check karna bahut critical hai.
Exactly, U8! Verification is key. I think the only way is to talk to existing residents, but for an ongoing project like JMS The Nation (Possession date: 2027-02-01), that's not possible. Maybe check the builder's past projects' reviews and delivery track record? That might give some idea.
Totally agree with this! My uncle booked in a project near Badshahpur a few years back, similar experience. Builders promise the moon and deliver dust. How do we even verify these things before booking? It's so frustrating for first-time buyers.
Hmm, I saw JMS The Nation too. The price range ₹2.2 Cr – ₹3.3 Cr for Sohna seems a bit steep for a first-time buyer like me, especially considering it's an ongoing project. But 2027 possession is still far, maybe rates will appreciate by then and make it a good investment? Or maybe it's just too much risk for a nervous buyer like me. Confused about whether to even consider it.
Bhai, you hit the nail on the head! Builders always show you a dream. Clubhouse functional? Highly doubt it. Same experience with a project near Airport Road. Bas showpiece hi hota hai mostly.
Aur security? CCTVs toh bas naam ke hote hain. Guards bhi aksar sote milte hain ya phone pe lage rehte hain. Safety ka issue toh real hai.
Exactly! Parking ka toh sabse bada headache hota hai. Brochure mein likhte hain reserved, but reality mein pehle aao pehle paao wali scene hoti hai. Meri friend ka experience hai Basai mein, same problem. Gaadi park karne ki jagah nahi milti.
