Site visited Premium Homes corridor, infra hype feels totally overdone
Spent the whole Sunday checking out options along the Premium Homes corridor in New Delhi. I work in real estate but buying for myself is different, and seeing the broker hype firsthand is wild. Everyone praises the new metro link and road widening, pushing rates past ₹18,000/sqft, but off the record, half of it is just marketing. Builders are playing super area vs carpet area games to inflate numbers before real traffic even eases. Actually wait, maybe inner pockets got decent connectivity, but is the daily commute really better for anyone living there? Infra upgrade ke naam pe blind premium charge ho raha hai. Disagree? Tell me why.

Ek balanced view lena zaroori hai honestly, road widening mein time lagega but 3-4 saal mein corridor ka connectivity change ho sakta hai. Par haan, current price point pe Swaraj Homes Builders & Developer ya kisi bhi builder ko itna premium advance mein dena bohot risky lagta hai hum jaise budget buyers ke liye. By the way, aapne last mein broker se final negotiation try kiya tha kya, kuch discount offer kar rahe hain ya rigid hain?
Waise OP bhai, aapne phir wahan se aage kuch decide kiya ya options drop kar diye? Main bhi shortlisting stage pe hoon aur confuse ho raha hoon.
Maine try kiya tha baat karne ka. Starting mein rigid rehte hain par jab unhe lagta hai serious customer walk out kar raha hai toh 4-5% cash discount ya car parking charges waive karne ki baat karne lagte hain. Par still base rate itna inflated hai ki wo concession bhi peanuts jaisa lagta hai.
Bhai broker ne mujhe bola tha ki road widening agle che mahine mein complete ho jayegi. But ground reality yeh hai ki land acquisition issues abhi bhi pending hain. Main weekend pe subah 11 baje gaya tha aur tabhi bottleneck par aadhe ghante ka traffic jam tha. Agar peak office hours mein nikloge toh office commute mein hi daily 3 ghante waste honge. ₹18k/sqft dekar agar daily traffic mein fasna hai toh kya fayda?
Sach bataun toh mere papa bol rahe the ki New Delhi mein rates abhi peak pe hain, thoda wait kar lo. Par brokers aisi urgency create karte hain jaise kal subah price 20,000 ho jayega. Hum jaise log jo pehli baar loan leke lene ki soch rahe hain, humara toh EMI mein pura monthly salary chala jayega. Swaraj Homes Builders & Developer ke projects ka possession status time pe rehta hai ya wahan bhi delay ka scene hai?
Meri family ne Alaknanda mein ek resale flat dekha tha pichle mahine, rates wahan bhi high hain par peace of mind zyada laga mujhe. Ye under-construction projects mein risk sach mein bohot bada hai.
Delay ka scene toh har jagah rehta hai bhai, mere cousin ne 2 saal pehle book kiya tha New Delhi ke ek project mein, abhi tak registry nahi hui. Swaraj Homes Builders & Developer ke saath bhi log delays ki complaint kar rahe hain discussion groups pe. First-time buyers ko hamesha ready-to-move ya near-completion hi dekhna chahiye taaki rent aur EMI dono ek saath na bharna pade. Mera toh wahi soch ke darr lagta hai.
Totally agree yaar, pura infra upgrade sirf brochure pe chal raha hai reality mein kuch nahi hai.

First-time buyer hoon, itna life savings daalna hai aur floor plan dekha toh carpet area dekh ke rona aa gaya. 2BHK bolke matchbox size rooms de rahe hain. Kya Swaraj Homes Builders & Developer ka carpet area ratio bhi itna hi kharab hai ya kuch better projects bhi hain yahan?
Bilkul sahi baat hai. Agar 18,000 per sqft dena hi hai toh log Anand Vihar side purane pockets kyun nahi dekhte? Wahan kam se kam metro aur basic road network toh settled hai pehle se.
Bhai Swaraj Homes Builders & Developer wale case mein bhi loading factor easily 35% cross kar raha hai. Maine khud unke sales rep se calculation sheet maangi thi toh pehle aana-kaani karne laga. Jab zidd ki toh pata chala ki super area mein corridors aur stairs ka kitna extra joda hua hai. Budget itna tight hai mera ki ek ek square foot ka hisaab chahiye, par ye log seedhe muh bolte hi nahi.
