Did a site visit to Salarpuria Sattva's project in Kothapet on Saturday. Prices seem fixed, no real room for negotiation. Builder bol raha hai ki no spot discounts, but I'm not buying it. Hyderabad mein kya spot discounts genuinely milte hain? Ya sirf hype hai? Mujhe lagta hai secondary market deals mein better value milegi, especially for a 3BHK around ₹1.5 Cr. Kothapet mein price correction zones hain kya? Everyone talks about appreciation, but koi nahi batata where to find real underpriced gems. Change my mind about direct builder deals being overpriced.

Secondary market is definitely an option, but be super careful with paperwork. My uncle lost a
Bhai, Kothapet mein underpriced gems milna mushkil hai. It's already a well-developed area with good connectivity. For 1.5 Cr, maybe look at Uppal side for newer projects, or even some older ones in Begumpet if you don't mind apartment age.
Totally agree with you on Salarpuria. Spot discounts are a myth these days unless you're buying a commercial property or something.
