Site visited Tulip Crimson — my honest take on the price
Did a site visit to Tulip Crimson on Saturday and honestly wasn't expecting this. The show flat looked amazing, but the price tag of ₹7.55 Cr is making me rethink everything for a first home. My parents keep saying to check the actual carpet area, not just super area, and I'm honestly finding it hard to get clear numbers for the efficiency. Is it genuinely good for daily living, or is it one of those projects that looks great on paper but falls short? Also, for a property this expensive, what's the real maintenance cost like? I heard some societies have crazy charges. Ab samajh nahi aa raha if it's worth putting so much into it. Any insights on the actual livability and layout efficiency from current residents would be super helpful. Hope this helps someone else looking too.

It's a tough call. While the price seems high, especially for a first home, we also need to consider the location premium and the builder's reputation (if good, though some here are skeptical). The efficiency question is key – some projects cut corners on usable space to inflate super area. A 7.55 Cr property should offer top-notch amenities AND a genuinely spacious feel, not just a fancy show flat. Maybe try negotiating hard on the price or look for projects with ready possession, even if slightly older.
OP, after all this discussion and insights, what are you thinking now? Did you decide to go ahead or are you still searching for other options?
Honestly, I think the current market conditions in Gurugram are pushing prices to unsustainable levels, especially for first-time buyers. Everyone wants to invest, but for someone buying their first home, this is daunting. My cousin booked a flat in a similar price range near Baharampur Naya two years ago, and even he's struggling with the EMIs now. We need to be realistic about future appreciation vs. immediate financial strain. Tulip Crimson looks premium, but is the premium justified for the long wait and potential hidden costs?
The RERA number is GGM/834/566/2024/61, so it's registered, which is a good sign. But the possession date 2032-03-01 is so far away! Is anyone else worried about such a long wait time? Kya guarantee hai ki time pe milega?
True, the RERA number gives some comfort, but 2032 is literally a decade away. Who knows what the market will be like then? My uncle's project near Basai got delayed by 3 years, and he regretted not checking the builder's past record thoroughly.
Good question! Long possession dates are a major red flag, especially for ongoing projects. I've seen so many delays in projects around Airport Road. Even with RERA, the penalties are often too little to deter builders effectively. 720 units is a big project, so chances of delays are inherently higher. Also, the price range of ₹7.6 Cr is quite steep for a project with such a distant possession date.
Bhai, 7.55 Cr for a first home is just too much, even for Gurgaon. Totally agree with your post, U1. Efficiency ka toh pata nahi, but price sunke hi darr lag raha hai. Kya matlab hai itne high prices ka?
Haan yaar, same feeling. Yeh price sunke toh mera budget hi hil gaya. Lagta hai rental hi best option hai for now.
Exactly! And the carpet area scam is real. Builders always highlight super area to make it sound bigger. I visited another project near Badshahpur and the difference between super and carpet area was shocking. You really have to dig for the actual usable space.
