Spent the whole Sunday checking out options in Pune. Fed up of renting yaar, landlord ne rent badha diya fir se. Finally taking the plunge, EMI vs rent math ab samajh aa raha hai. Shortlisted Kolte Patil 24k Sereno F (ongoing) and Icon Westwood Estates Phase II (upcoming). Kolte Patil ka price per sqft kaafi high lag raha, but builder ka trust factor achha hai. Icon Westwood thoda affordable hai, but upcoming hai toh risk lagta hai. Kya price per sqft advertised rate se kitna upar jaata hai final mein? Aur investment ke liye, which one looks better for 5-year appreciation? Community, aapka kya opinion hai? Which would you pick if you were in my shoes?

Yaar, EMI vs rent wala math toh sabko samajh aata hai jab landlord 10% rent badha de. Same boat here! Kolte Patil ka naam toh hai, but price sunke hi darr lagta hai. Icon Westwood suna toh hai, but upcoming projects ka risk factor bahut high hota hai.
