After seeing so many projects in Gurugram lately, I've started noticing things during site visits that the sales team never mentions. It's not just about the show flat, right? I've started asking about actual unit views, checking water pressure in the service apartment if possible, and really looking at common area maintenance. Also, what's outside the compound – is it a construction zone for years? My parents keep saying to check for noise levels too, especially near CyberHub. Honestly, I had no idea about half this stuff until recently. What else should first-time buyers like me look for during a site visit? Any specific questions you wish you'd asked the builder, or things you noticed too late? Would love to hear your checklists!

Bhai, you're spot on! My biggest regret from my last site visit near Badshahpur was not checking the builder's RERA status more thoroughly beforehand. They showed me a beautiful sample flat, promised the moon, but later I found out their RERA completion date was already pushed back twice. Always check the RERA portal for project details, completion dates, and any past violations. It saves so much heartache and potential fraud. Don't just trust the sales pitch!
Agar RERA nahi hai kisi phase ka, toh bhai, stay away! It's a huge red flag. RERA registration is mandatory for projects above a certain size. No RERA means no regulatory oversight, and you'll have
Exactly! A friend of mine got into trouble because the builder kept delaying possession, and RERA was the only thing that helped him eventually. Legal checks are non-negotiable. Also, check the land title documents if possible, though that's harder for us first-timers.
RERA status check karna is gold! What if the builder doesn't have RERA for that specific phase yet?
Totally relate, yaar! Main bhi Gurugram mein dekh raha hoon projects aur sales reps toh bas brochure dikhate rehte hain. Jo asli cheezein hain, woh toh khud hi pata karni padti hain. Noise level, water pressure, connectivity... yeh sab toh bahut important hai. Glad someone else brought this up!
Bilkul sahi kaha. Sun direction aur ventilation bhi check karna bahut important hai. Sales team ye sab nahi batati.
Haan bhai, same experience! Views ka toh puchho hi mat, sample flat se poora alag hota hai.
