Visited One Leaf Troy last week and it's move-in ready, which is great, no more rent headaches. I'm so fed up of renting, finally taking the plunge. One Leaf is around 35L all-in. But then Royal County looks tempting too, though it's still ongoing at about 50L. Is the immediate possession of One Leaf better than Royal County's potential 5-year appreciation? What about the total cost of ownership for Royal County with the under-construction risks? Should I go for immediate possession or gamble on future appreciation?

Bhai, ready-to-move is always the safest bet, especially for first-timers. My cousin booked in Alistonia Estate, under construction, and has been waiting for 3 years past the promised date. The mental peace of immediate possession is priceless. Don't fall for 'potential' too easily.
