Not proud of this but I almost got duped by a pre-launch scheme last month. Now I'm being super careful. We're looking for a 3BHK for our growing family, and Model Economic City Gurgaon is on our radar. My wife's main priority is kids' safety and a good school nearby. When we visited, I tried to check the raw construction. Builder sales reps toh sab acha hi bolte hain, but actual site par construction quality kaise check karein? Should I trust the sample flat? Kya under-construction projects mein kuch specific red flags hote hain jo dekhne chahiye? Builder ka track record bhi dekha hai, but ground reality kya hai? Any tips for someone visiting an under-construction site in Gurgaon? Kaise pata chalega ki fittings aur finishing theek hogi?

Dekho, Model Economic City ka location toh Airport Road ke side se connectivity wise theek lagta hai for future appreciation. But kids' safety and schools are critical. Have you checked which schools are actually *operational* nearby, not just 'proposed'? Aur construction site pe pipes, wiring, aur plaster ki quality ko touch karke dekho, not just visually. Kya unhone drainage system ka koi plan dikhaya hai?
Always ask for the detailed material specifications list. Don't just rely on 'good quality' promises.
U5, schools ke liye maine bhi check kiya tha. Abhi toh nearby established schools 5-7 km door hain. Jo proposed hain, unka koi concrete plan nahi hai. Drainage system ka toh sirf ek line drawing dikhaya tha, nothing specific about rain harvesting or sewage treatment plant. Finishing toh last stage pe aati hai, but you can check the quality of cement, bricks, and steel bars if they are visible. Sometimes, they use lower grade materials for internal walls.
2027-05-01 possession date is still so far! With current interest rates and market conditions in Gurugram, I'm super hesitant about under-construction.
True that, U4. Gurugram market mein prices already high hain, aur 2027 tak toh pata nahi kya hoga. Inflation aur interest rates ka double maar padega.
Gurgaon mein construction quality check karna is an art! Ek tip: always visit the site unannounced, not just with the sales rep. Try to talk to the actual site engineers or even the labourers if possible. They sometimes give you a clearer picture. Also, check the surrounding areas, especially near Badshahpur, if it’s developing or still isolated.
Badshahpur side mein development slow hai, toh connectivity bhi dekhna padega. Raste kaise hain, especially during monsoons? Is it paved or kachcha road to the main highway?

Maine suna hai inke previous projects mein possession delays hue hain. Kya kisi ko current status pata hai, ya koi site visit ka recent experience? Especially concerning the kids' safety part, have they shown any actual amenities or just drawings?
Main last month gaya tha site visit pe for Model Economic City. They showed a mock-up of the amenities but nothing concrete on ground yet. Schools ke liye they mentioned some upcoming 'international schools' but no tie-ups. Construction toh abhi basement aur low floors par hi hai, toh quality judge karna bahut mushkil hai. Bahut dust thi, aur workers ke safety standards bhi theek nahi lage.
Kids' safety toh sirf marketing gimmick hai. Jab tak society full na ho, security tight nahi hoti.
