Site visits in GNoida, feeling cynical about builder claims

Visited a bunch of projects in Sector 150 and Noida Extension last weekend. Currently in a 2BHK, thinking of upgrading to a 3BHK or maybe a villa near Yamuna Expressway, but man, the price jump is huge. Everyone talks up builders like ATS or Godrej for quality and timely delivery, but honestly, I'm hearing too many stories about seepage and shoddy finishing post-possession, even in their 'premium' Greater Noida projects. And don't even get me started on hidden charges. Is it just me or do all builders, even Gaursons or Mahagun, have some crazy unexpected costs pop up at possession? PLC, EDC, maintenance deposits... it adds up to lakhs. Are their RERA timelines even real or just for show, or do they always push possession dates? I'm genuinely wondering if the premium for these 'big names' is justified given the actual construction reality and these surprise costs. Change my mind, tell me your real experiences.
