Site visits: what builders won't tell you to check

Shortlisting the first property in Gurugram feels way harder than it should. I'm looking at places around DLF Cyber City, but honestly not sure where to even start. There's so much info online, but it's hard to tell what's real. How did you guys narrow down your options for your first home? My budget is around ₹78L for a 2BHK. Also, when you go for site visits, what are the absolute must-ask questions? I feel like builders like MRG World just show you the pretty samples, but what about the nitty-gritty? What should I check beyond the basic layout? And for legal stuff, how important is a proper title search and RERA check before putting down booking amount? Is getting an encumbrance certificate a common thing here?
