Six months searching, 'Investment Hotspots' reality check

Six months ho gaye hain aur abhi tak perfect 3BHK nahi mila Greater Noida mein. Meri wife aur main ab 'Investment Hotspots' area ko seriously dekh rahe hain for our growing family. Kids ke school admissions ka bhi time aa raha hai, so neighbourhood ki ground reality bohot important hai. I'm wondering, jinhone wahan flat liya hai, unka daily life experience kaisa hai? Are the schools nearby actually good, ya sirf naam ke hain? Safety kaisi hai for children playing outside? Matlab, is it really a family-friendly place beyond just the investment hype? Yaar, sometimes I feel like it's all just talk, not sure if it's worth the premium.
