Sk Shri Shyam: My post-possession reality check
New Delhi mein property lena, yaar, it's a headache sometimes. Just moved into Sk Shri Shyam Apartment a few months back. Brochure mein jo amenities dikhaye the, bilkul waise nahi hain. Construction quality bhi... I'm already seeing small cracks aur fittings ka issue. Investor ke liye toh resale value aur rental income ka tension hai. Maintenance charges toh pure lete hain, but service average hi hai. Kya ye sab common hai ya sirf mere sath hua? Koi experience share karega?

U1, I'm really sorry you're going through this. For Sk Shri Shyam, the possession date was indeed October 2024, so it's practically brand new. It's unacceptable to see cracks so soon. Have you tried contacting the builder's customer service or filed a formal complaint? Sometimes a strong, written complaint with photo evidence can get things moving, especially if it's a RERA registered project. Don't let them get away with poor quality.
This is so disheartening to hear. I'm a first-time buyer and the whole process is already so confusing. If even new properties have these issues, what hope do we have? The market in New Delhi is already so competitive and prices are high. Are there any builders who actually deliver what they promise?
Don't lose hope entirely. It's about due diligence. Check RERA status, read all reviews, talk to current residents if possible, and definitely get that independent inspection. It's a big investment, so take your time. What U1 is facing is unfortunate, but it's a good lesson for us all to be extra careful.
Sahi baat hai. It's like a lottery. I'm also planning to buy soon and these stories make me so nervous. For a property in the 48L-68L range, you expect a certain quality, not cracks after a few months. This is why I'm leaning towards RERA-registered projects only, even then, no guarantees.
Bhai, good builders are there, but they come at a premium. And even then, you have to be vigilant. My uncle had a decent experience with a project in Anand Niketan, but he had to chase them constantly for minor fixes. It's never completely smooth.

Same complaints about construction quality and delayed possession. It seems to be a pattern with some builders. Did you get a third-party inspection done before moving in?
Exactly! My friend bought a flat in Aram Bagh and hired an inspector. They found so many issues. It's an extra cost but saves a lot of headache later. Hope you can get some of these issues fixed, U1.

Haan, sahi keh rahe ho. Brochure mein toh sab five-star lagta hai. My cousin bought a flat near Alaknanda a few years back and faced similar issues with amenities. The swimming pool was never fully functional. It's a common problem, I guess. Best to do a thorough check before buying.
Totally agree with you, the promises always sound too good to be true. I've heard similar stories about other builders too. U1, Sk Shri Shyam was completed recently, I think. Possession was supposed to be around Oct 2024, right?
