Sk Silver Oak 2: real daily life experience needed
Did a site visit to Sk Silver Oak 2 yesterday. Price around ₹70-75L, completed project hai. But real livability kaisi hai? Neighbourhood mein schools aur markets kitne paas hain? Aur amenities, like the gym, actual mein usable hain ya bas show-off? Parents keh rahe 'pukki cheez le', so I need honest opinions on daily life. Society ka vibe kaisa hai?

My personal experience with such 'micro-projects' is not good. We almost bought into one near Aram Bagh, also claiming completed status. But later found out the builder had cut corners on quality. The 'gym' was just two machines in a dusty room. Plus, getting a loan for such properties can be trickier as banks prefer larger, RERA-approved projects with more units. Did you check their RERA number properly?
RERA number toh check karna hi padega, especially for such a small project. Sometimes these small builders don't even register properly. And what about the possession date? July 1, 2024, is practically now, but if it's already completed, why such a specific date?
That's a very important point about the loan! I hadn't thought about that. My bank said they prefer projects with at least 10-15 units for easy approval. This 2-unit thing is sounding more and more suspicious.
Hold on, 'Total units: 2'? Is this a typo or some kind of super exclusive villa project? Because if it's just two units, the whole 'society vibe' and 'amenities' question becomes very different. Who will maintain the gym?
Yeah, I saw a similar setup near Anand Vihar once. They called it a 'project' but it was just two floors on a plot. The maintenance was a nightmare because both owners had different ideas and budgets.
Exactly! If only 2 units, then forget about society events, common areas, or even a functional gym. You'd be sharing maintenance costs with just one other family. That's a huge red flag for me.
Nope, it's not a typo. I checked on RERA, it actually shows 2 units. I think it's more like a duplex or two independent floors sold by a single builder. That changes everything about community living.
Completed project hai toh ek tension kam hai, at least possession ka wait nahi karna padega. But amenities ka point valid hai, Alaknanda mein bhi kaafi societies mein gym bas naam ke liye hote hain.
Yaar 70-75L for only 2 units? That sounds super niche, almost like a builder floor. Are you sure this is a 'project' in the usual sense? My friend got a good deal in Alaknanda for a similar price point, but it was a proper society.
It could be builder floors, yes. But sometimes smaller projects mean less density and more privacy. What's the actual size of the flat, OP? Usse thoda clarity milega.
Sahi keh rahe ho. For that price, especially in today's Delhi market, you can get much more space or a better established area. 2 units toh bohot risky lag raha hai. What if there are maintenance issues later?
