I almost booked there two years ago. The RERA number UPRERAPRJ3377 is legit, no issues there. But I found that for the price, the quality of construction could be better. Plus, the amenities felt a bit basic compared to other projects in Alpha I Greater Noida. My friend who lives in Ajayabpur also mentioned that traffic has become a nightmare in that whole stretch. Do check the maintenance charges too, they can add up significantly.

But if your budget is 70-80L, you might find better carpet area options in some resale projects in Alpha II. New projects mein toh developers try karte hain minimal carpet area dene ka to maximize profits. Have you checked out any projects near Alistonia Estate? Might be a bit further but better value for money.

Schools mein DPS, Aster Public School paas hain. Hospitals mein Yatharth Hospital is nearby, access theek hai. Connectivity wise, it's decent but traffic can be a pain sometimes, especially during peak hours. Community vibe toh acchi lagi thi jab I visited, kaafi families rehti hain.
Totally agree on the carpet area point. It's a common issue with newer projects. Bahut builders karte hain aisa.
