posted on 13 MaySKA Metro Ville's resale market will disappoint investors
My research on SKA Metro Ville raises concerns about investor saturation. Everyone mentions its completion, but from Dubai, I can't verify ground reality. What's the *actual* rental yield here? Projections feel inflated. A high investor-to-end-user ratio usually signals a tough resale market later. I think the long-term capital appreciation for this specific project is overrated for a remote investor like me. Change my mind. Disagree? Please share your real-world experience, especially regarding property management and exit strategy.

Meri bhi same dilemma hai! I almost booked a unit in Alistonia Estate a couple of years back, thinking it was a steal. Luckily, I backed out. Now, looking at SKA Metro Ville, I see the price range is ₹89 L – ₹1.6 Cr for 1062 units. That's a huge inventory! How can rental yields be good with so many units flooding the market? Has
Nahi yaar, I think SKA Metro Ville ki location bahut solid hai, especially being so close to Alpha I Greater Noida. Aur RERA registered hai UPRERAPRJ16460, toh transparency toh hai. Plus, it's already completed in 2021, so no construction delays ka tension.
Totally agree with the post. SKA Metro Ville ka naam toh bahut suna hai, but yeh investor saturation wali baat mujhe bhi khali hai. As a first-time buyer, I'm genuinely worried about resale value down the line. Kya karein?
Sahi baat hai, resale mein toh pakka phans jayenge agar sirf investor hi investor hain.
Haan bhai, U1, same here. Meri bhi yahi tension hai. Jab itne saare units ek saath market mein aate hain, toh rental yield toh definitely hit hota hai. Resale mein bhi buyers ko options bahut milte hain, toh negotiation power kam ho jaati hai apni.
