1.5 Cr for a 2BHK in RT Nagar – yeh price dekh kar dimag ghoom gaya hai. Kids moved out, so selling our big house. Thought finding a compact flat in Bengaluru would be easy. Skanda Creations ne construction-linked payment plan bataya, but carpet area aur super area ka calculation samajh hi nahi aa raha. Lagta hai builder hidden costs add kar raha hai. Yeh super area trap se kaise bachein? Kya construction-linked payment plans mein aise adjustments common hain? Negotiation kitna possible hai? Pehle laga tha yeh budget theek hai, but ab toh lag raha hai yeh sab additional charges se aur badh jayega.

Construction-linked plans tab tak theek hain jab tak builder time pe deliver kare. Warna interest pe interest lagta rehta hai, aur bank loan bhi start ho jaata hai. Mera ek project Agrahara Layout mein late ho gaya tha, 2 saal extra EMI bharni padi because of builder delays. It's a huge mental and financial burden.
Toh kya lump sum payment ya final stage payment better option hai, agar builder allow kare?
Negotiation possible hai, but builder super area pe hi stick karte hain. Try for a 'spot booking' discount ya fir amenities upgrade. Aur agreement mein penalty clause dalwao for delays. Ye important hai, builder ko accountable rakhta hai.
Sahi keh rahe ho. Construction-linked plan mein jab tak possession nahi milta, rent aur EMI dono ka bojh padta hai. Plus, hidden charges toh alag se. Builder kabhi clearly nahi batate ki final cost kya hogi, bas 'approximate' bol ke nikal jaate hain. Mere ek relative ko Adigara Kallahalli mein bhi yehi problem hui thi, final bill dekh ke unke hosh ud gaye.
RT Nagar is definitely a premium location, so prices are generally high, but 1.5 Cr for a compact 2BHK does sound on the higher side, especially if it's not a luxury project. Current market conditions in Bengaluru are a bit volatile, demand is still there but buyers are becoming more cautious. Builders know this, so they try to lock in early with attractive-sounding payment plans. Always compare per square foot rates for carpet area with other projects in the vicinity before committing. Negotiation is always possible, but usually on the final price or amenities, not so much on the base PSF.
Skanda Creations ka track record kaisa hai, especially in RT Nagar? Koi RERA complaint hai kya inke against?
Exactly! RT Nagar mein 1.5 Cr for 2BHK is high, even for good builders. Skanda Creations ka RERA ID check karo, wahan sab details mil jayengi. Carpet area ka calculation clear karwao pehle, wohi real deal hai. Construction-linked payment mein bhi progress reports mangte raho.
Totally agree with U11. Super area mein bahut fudging karte hain. My friend bought in Akshayanagar, same builder, same issue.
Haan, bhai. Skanda ka reputation average hai. Maine suna hai inke Aishwarya Crystal Layout project mein bhi delays hue the. RERA pe check kiya tha, kuch minor issues the but resolved dikhate hain, but always verify latest status.
Totally understand your frustration! I was looking at their project near Aavalahalli and got the same vibe. They quote one price but then add GST, registration, amenity charges, maintenance advance, IGL charges, parking fees… list never ends. It feels like they intentionally make the initial quote look attractive. Carpet area to super area ratio check karna bahut zaroori hai, 70% se kam ho toh red flag hai.

Yeh carpet area aur super area ka game toh har builder khelta hai. Mujhe bhi ek project mein aise hi caught up ho gaya tha, last minute pe 10-12 lakh extra lag gaye the. Always get a clear breakdown, line by line, before signing anything. Hidden costs are the real trap.
