SKG The Merlin mein pre-launch investors ne kuch banaya bhi hai ya sab paper profit tha? I'm hearing prices haven't really moved much post-completion, which is weird for Ghaziabad. Builder ka track record theek hai, but actual capital appreciation kitni mili? Mujhe lagta hai investor ratio high hai yahan, making it tough for genuine end-users to find community. This impacts resale value, no? Off the record, what's the real ground reality for exiting this project after 5 years? Change my mind.
Visited SKG The Merlin on Saturday, the completed project looks decent. I'm keen on a 3BHK here for investment, already own a 2BHK. Builder sales pitches always show great rental yields, but I'm trying to figure out the real picture. Is anyone getting good rental income from their flats here? Also, for resale, how liquid is this market? My trick is checking nearby rental postings for similar completed projects, but real experiences from owners would be gold. Should I expect good capital appreciation long-term?
Fed up of renting, landlord ne phir rent badha diya. Finally taking the plunge, aur SKG The Merlin completed project hai, which sounds great. But real talk, *actually* rehne layak hai kya? Brochure mein gym, clubhouse, pool sab dikhaate hain, but kitne functional hain in reality? Ya bas showpiece? My main concern is daily life. Kids ke liye schools paas mein hain kya? Aur daily grocery shopping ke liye markets kitne door hain? Society ka vibe kaisa hai, friendly families hain ya sab apne mein rehte hain? Noise levels aur air quality ka bhi concern hai. Any residents here? Kya daily life yahan sahi hai, ya bas paper pe accha lagta hai?
