Skylark Arcadia Phase 2 amenity claims are a joke

Honestly, the brochure showed so much, but after talking to a few residents, it sounds like half the 'premium' amenities are either non-functional or come with insane pay-per-use charges. I'm currently in a 2BHK and looking to upgrade to a 3BHK or maybe even a small villa, and this project is on my radar, but the price range (₹3.83 Cr–₹8.16 Cr) demands actual value. Are these high maintenance charges for barely used amenities common? I'm worried about the community vibe too, if everyone's frustrated with the RWA over this stuff. Is this place genuinely good to live in daily, or just good on paper? Any current residents, bhai, what's the real scene with the clubhouse, pool, etc.? Did you face this too?
