Skyline Pearl investors: Kya construction quality future ROI affect karti hai?
₹78 lakh for a 2BHK at Skyline Pearl, possession was in March. Just moved in last month and honestly, construction quality pe ab doubt ho raha hai. Deewaron mein hairline cracks dikh rahe hain, aur fittings bhi loose lag rahe hain. Jo amenities brochure mein dikhaye the, unme se kaafi toh abhi tak functional nahi hain. Clubhouse toh bas showpiece ban gaya hai. Maintenance charges toh poore le rahe hain, but service quality utni nahi. Investors, resale value aur tenant attraction pe kitna impact aata hai aise issues ka? Kya yeh common hai Noida Extension mein?

Leaving aside the project name confusion for a moment, if someone is genuinely facing construction quality issues post-possession, it's a serious matter. You should check your builder-buyer agreement for clauses related to defects liability period. Usually, there's a period (like 1-2 years) where the builder is responsible for fixing structural defects. Gather all evidence – photos, videos, written complaints – and approach the builder. If they don't respond, legal options like consumer court or RERA complaint are available. Don't let them off easily, your hard-earned money is at stake.
U1, please double-check your project name. It's possible you're thinking of another builder or project with a similar name. If it's truly Skyline Pearl and you have possession, then there's a huge mismatch with RERA data. Maybe share some RERA registration details if you have them?
Agar U1 ka project details thoda off bhi hai, toh bhi construction quality ka issue toh real hai. Kya Noida Extension mein builders ki taraf se aise quality issues common hain? Main bhi ek flat dekh raha hoon Ajayabpur mein, darr lag raha hai ab.
Totally agree, bhai!
U7, you're spot on. Builders ka yahi haal hai, especially after COVID. Cost cutting ke chakkar mein quality compromise ho jaati hai. Meri friend ka Alpha II Commercial Belt mein office space hai, wahan bhi same complaints. Market mein competition itna hai ki quality pe compromise kar dete hain to keep prices low.
Haan U6, unfortunately, yeh kaafi common hai. Mere ek cousin ne Alpha I Greater Noida mein flat liya tha 2 saal pehle, aur wahan bhi similar problems hain. Plumbing issues, paint cracking, aur lift bhi baar baar kharab hoti rehti hai. Brochure mein jo dikhate hain, actual mein woh milta nahi. Resale value pe toh impact aata hi hai, koi tenant bhi easily nahi milta jab ghar mein itni problems hon.
Bhai, 78 lakh for a 2BHK in Skyline Pearl? Ye toh kaafi high lag raha hai Noida Extension ke hisaab se, woh bhi abhi ki market mein. Kahin aap project name confuse toh nahi kar rahe ho? Ya phir koi special unit hai?
Possession 2026? U1 toh March mein move-in bol raha hai. Bahut confusion ho gaya hai!
U3 is right. 78 lakh for a 2BHK in Noida Extension is way out of the current price range for a new project, especially one that's still upcoming. Even in prime sectors, it's tough to find a 2BHK at that price unless it's a huge 3BHK converted. This definitely sounds like a different project or a misunderstanding.
Exactly U2! I just checked RERA portal for Skyline Pearl. Iska status toh 'UPCOMING' dikha raha hai, with possession date 2026-11-01. Aur price range bhi 40L-54L hai. U1, aap sure ho ki aap Skyline Pearl ki hi baat kar rahe ho? Aisa lag raha hai aap kisi aur project ke issues yahan discuss kar rahe ho.
