Skytech Swarn Residency rental yields are often over-promised
Budget finalised, loan pre-approved. Skytech Swarn Residency in Ghaziabad: what's the *actual* rental yield you're seeing? Is the resale market truly liquid, or just investor-driven? Worried about long-term ROI here. Thoughts?

I agree with the points about older projects. My advice would be to physically visit the society, talk to some residents, and check the occupancy rate. Don't just rely on online numbers or broker promises. Sometimes, a project might be old but well-maintained, but 2009 possession is quite old now. Also, check for RERA status, though for 2009 it might not be directly under RERA. Look at other options in Indirapuram or nearby, even if it's a bit further from Ghaziabad city center.
Meri ek relative ne bhi wahi pe liya tha 2012 mein. Unko toh bas capital appreciation dekhna tha, rental se zyada expect nahi kiya tha. But even capital appreciation has been slow. Ghaziabad mein infrastructure development toh hui hai par competition bahut badh gaya hai. Agar aapko rental income hi chahiye toh maybe look at properties closer to metro stations ya commercial hubs, even if it means a slightly higher upfront cost. What's your budget range for a 2BHK there?
I checked Skytech Swarn Residency a few months back. It's a completed project, possession was given way back in 2009. Total units are 72. The problem is, many units are still with original investors who are now desperate to sell, driving prices down. Current market conditions in Ghaziabad for resale properties are tough, especially for older buildings. New projects with better amenities are attracting buyers. So, liquidity is definitely an issue.
Haan, bilkul sahi kaha. My broker also showed me some flats there. The price per sq ft seemed attractive, but the building looks a bit run down compared to newer ones. Plus, getting a loan for such an old property can sometimes be tricky too. Banks prefer newer constructions for better valuation.
This makes sense. I've been seeing ads for flats there for a while now, and the prices seem too good to be true sometimes. Are there any hidden charges or issues with the society management that you know of? Sometimes older societies have huge maintenance backlogs.
Bhai, Skytech ka naam sunke hi darr lagta hai. 2009 ki possession date hai, toh itna purana project hai. Ghaziabad mein bohot naye options aa gaye hain ab. ROI ka toh pata nahi par maintenance cost bhi dekho. Kya location hai waha exactly?
Exactly! I had a friend who bought a 2BHK there thinking rental income would be great because it's near the highway. But tenants are hard to find at the rates builders promised. He's barely breaking even after society charges and property tax. Resale value bhi utni nahi badhi hai jitni expected thi because of so many new projects coming up in nearby areas like Ahinsa Khand II. It's definitely investor-driven, not end-user friendly.
