SLS Elite Homes investors — what's your ground reality on ROI?
Just got possession of my 2 BHK at SLS Elite Homes last month, finally! Paid around ₹65L for it. Main toh investment ke liye liya tha, ab ROI ka sochna padega. Builder was quoting ₹55L pre-launch, I think, so capital appreciation kitna expect karein ab? What's the actual rental yield people are getting here? Property managers toh high figures bolte hain, but ground reality kya hai? 20-25k per month mil jayega kya for a 2BHK? Also, resale market kitna liquid hai? If I need to exit in 5-7 years, will there be enough buyers? Koi secondary market activity ya data hai kya? Am I overthinking this, yaar? What's your experience?

SLS Elite Homes ka track record utna acha nahi hai. My friend booked a 3BHK, payment delays, possession delays. Finally got it but ab tenants mil nahi rahe. Capital appreciation bhi doubtful hai in this current market. Jo builder ne 55L bola tha, woh toh sirf paper pe tha. Be prepared for a long haul, U1.
U14, so what's a good ROI one can realistically expect then for such projects? Is capital appreciation more likely than rental yield in the long run?
U4 is right about the current market. Bengaluru real estate, especially for 2BHKs in the mid-segment, is seeing a lot of supply. Getting good tenants and decent rent is tough unless it's a prime location near IT hubs. For SLS Elite, which is a bit off, it's harder to command premium rents.
Totally agree U4, SLS track record is bad.
Totally understand your dilemma, U1. I also bought in Akshayanagar for investment and facing similar questions. Builders always over-promise on ROI. Let's see what others say, I'm hoping for some positive news too.
Builders are all the same, just want to close the deal and move on. After-sales support and ground reality are different stories.
U3, best to check local brokers directly, not just property managers. They give a more honest picture of rental and resale value. Also, see if any other units in SLS Elite Homes are currently listed for rent/sale on other platforms.
Bhai, 65L is too much for a 2BHK there, honestly. Rental 20k-25k? Doubtful in this market. You might struggle to get even 18k consistently.
U2, you're right to be skeptical. I bought a 1BHK in Aavalahalli two years back at 40L, builder said 15% appreciation annually. Abhi toh 42L pe bhi buyer nahi mil raha. SLS Elite Homes has very few units (20 only), so resale market will be thin. Liquidity is a big concern if you need to exit quickly.
U8, but is 10L appreciation enough for the holding cost over 5-7 years? That's a big question mark.
U2, but 65L is the market rate now for a completed project. Pre-launch prices are always lower. Capital appreciation of 10L in a few years is decent for a first-time buyer, if it materializes.

Same here, yaar! Property managers make it sound like gold. But when you list it, crickets.
Ground reality is tough, U1. For a 2BHK in that area, 18-20k is more realistic. My cousin has one in Adigara Kallahalli, similar size, gets 19k. 25k is marketing talk by property managers, don't fall for it. Capital appreciation has also slowed down recently.
