SLS Spring Woods: Maintenance worth it for facilities?
SLS Spring Woods ke residents, can you share your experience with maintenance charges? Brochures mein toh bohot kuch dikhate hain, like proper green areas aur clubhouses. But actual mein kitna value for money hai? I'm looking at a 2BHK there. My parents keep saying after a year, sab kuch down ho jaata hai. Is the landscaping maintained well? Aur clubhouse facilities, daily use hoti hain ya bas show-piece hain? For a first-time buyer like me, yeh sab important hai. Honestly, I'm not sure if the monthly spend is justified. Apne real experiences batao please.

This is crucial info, U8. Thanks for sharing. So, for someone like me who values good amenities and is paying a premium in this Bengaluru market, it seems like a gamble. I was also looking at a project in Adigara Kallahalli, but the prices there are even higher. Maybe I should rethink my options for SLS Spring Woods if the facilities are not fully functional or accessible.
My friend stays there. He said the green areas are actually quite well-maintained, much better than many other projects around Aavalahalli. They have gardeners who work regularly. The kids' play area is also decent. So, for landscaping, I think it's a thumbs up. But clubhouse ka mujhe idea nahi.
I live in a complex nearby, in Akshayanagar. Our builder also promised a lot, but after 2 years, the clubhouse is barely used, and the landscaping is just okay. SLS Spring Woods was completed in 2021-09-01, so it's been a couple of years now. Residents, please share your honest views. Is the RERA number PRM/KA/RERA/1251/446/PR/191015/002945 ka koi issue toh nahi hai?
Haan, U5 is right. I know someone who booked there. The main issue is that the builder's maintenance team is still managing it, and they are slow to respond to issues. They promised a resident welfare association (RWA) would take over, but that hasn't happened properly yet. So, it's still builder-controlled maintenance.
No issues with the RERA number, it's legitimate. But actual maintenance is a different ball game. My cousin lives there. He says the security and common area cleaning are good, but the gym equipment is often out of order, and the swimming pool is sometimes closed for 'maintenance' for weeks. Total units 120 hain, so maybe staff kam pad jaate hain?
Bhai, exactly mere mann ki baat! Main bhi SLS Spring Woods mein 2BHK dekh raha hoon. Price toh ₹1.2 Cr se shuru ho raha hai for a 2BHK, which is already a big stretch. Agar maintenance bhi exorbitant nikla aur facilities use na ho paayein, toh poora budget waste ho jaayega. Mere parents bhi yahi bolte hain ki builders initially sab chamka ke rakhte hain.
Exactly! And the price range ₹1.2 Cr – ₹1.8 Cr is quite high for a first-time buyer. My agent told me the maintenance is around ₹5-6 per sqft, which can add up significantly for a 2BHK. Plus, electricity backup and water charges alag se. It's not just the EMI we have to factor in.
Same here! I visited last month. The show flat was amazing, but I'm always skeptical about how well they maintain things after possession. Especially the swimming pool and gym. Kya woh daily clean hote hain ya bas weekend pe? Yeh sab first-time buyers ke liye bohot badi investment hai.
