Did a site visit to SLV Icon on Saturday. Honestly, fed up of renting, landlord raised rent again, so finally taking the plunge. I was checking out their 2BHKs. The carpet area felt surprisingly good for the price range, ₹67.53 L–₹1.01 Cr. Other projects felt much smaller for similar money, so this was a pleasant surprise. Anyone living in SLV Icon? How's the actual daily life quality there? Is it genuinely a good home or just looks decent on paper? Also, what are the real maintenance charges per month? The sales guy gave a figure, but I always hear it's higher. What about schools and markets nearby? Any hidden costs I should watch out for? Any tips on checking carpet area claims effectively before signing the dotted line would be great. Hope this helps someone else too.

Exactly! The RERA portal will show the actual completion percentage. For 150 units, an ongoing project with a Jan 2024 possession date means it should be almost done. Agar nahi hai toh be very cautious. Kya kisi ne construction quality check kiya hai site pe?
U3 makes a very valid point. My cousin booked in a project in Adigara Kallahalli two years ago, promised possession in 18 months. Abhi tak interior work bhi poora nahi hua hai! Don't just rely on sales talk.

Possession date 2024-01-01 is cutting it close for an 'Ongoing' project, no? That makes me nervous.
Regarding maintenance, generally, builders quote lower to attract buyers. Expect it to be 10-20% higher than what they say, especially for the first few years. For carpet area, always insist on seeing the RERA approved plans, not just the marketing brochure. Sometimes, the super built-up area is what they push more. Hidden costs? Legal fees, registration, stamp duty, GST, interior work... it all adds up. Factor in at least 10-15% extra on top of the property price.
Hey U1, totally relate! Rent hikes are crazy. I also visited SLV Icon a few weeks back and felt the same about the carpet area. Compared to some projects near Aavalahalli, their 2BHKs felt much more spacious for the price bracket. That was a big plus point for me too.
