Sold our big Jayanagar house last month, kids are settled abroad. Now looking for a manageable 2BHK around Whitefield or Sarjapur Road, budget around ₹1.2 Cr. Visited Advaitha Aksha and SSVR Acacia. Advaitha Aksha looked good, but I'm worried about their customer support post-booking. Do they respond quickly? For SSVR Acacia, are the promised amenities actually functional years later, or just for show? Also, any insights on their post-possession maintenance charges?

Jayanagar se Whitefield move karna is a big change! For ₹1.2 Cr, both these areas are competitive. My advice would be to look for ready-to-move options if possible, even if it's slightly older construction. New projects, especially from builders with less experience like Advaitha, always have hidden issues. Possession delays, maintenance headaches, you name it. It's better to see what you're actually getting.
SSVR Acacia ke maintenance charges ka kya scene hai? Is it too high, ya reasonable?
Yeah, that ₹5/sqft is true. But sometimes the promised services are slow to respond.
SSVR Acacia mein mera cousin rehta hai. Maintenance charges are around ₹4.5-5 per sqft. It's on the higher side compared to some other societies in Sarjapur Road, but they do maintain the common areas quite well, from what he tells me.
SSVR Acacia ki amenities ka point bahut valid hai. Mera ek friend hai, usne Whitefield mein ek project mein liya tha, swimming pool 2 saal tak functional hi nahi hua! Builder promises a lot, but delivery is different. Check their RERA documents for promised amenities.
Honestly, Advaitha Aksha se be careful. I did some digging when I was looking for my 2BHK last year around Akshayanagar. Advaitha Ventures (P) Ltd ka track record almost non-existent hai, like zero completed projects. That's a huge red flag for me, especially with such a big investment. Post-possession maintenance becomes a nightmare with new builders.
Yes, I can confirm that. I checked their RERA details and cross-referenced with other property portals. Advaitha Ventures (P) Ltd doesn't have a strong track record of completed projects under their own name. They might be new or have done smaller tie-ups. For a first-time buyer, this is very risky. Stick to builders with at least 2-3 delivered projects in Bengaluru.
Whoa, that's a serious claim. Where did you find this info about Advaitha Ventures having zero projects? Is it on their RERA page or some other official source? This changes things completely for me.
Zero projects? Bhai, yeh toh sunke aur darr lag raha hai. My budget is similar, and I'm already so stressed.
Oh no, Advaitha Aksha ka customer support? I've heard mixed reviews about them. For ₹1.2 Cr, you deserve peace of mind. Sarjapur road mein aur options bhi dekh sakte ho, like near Aavalahalli, maybe smaller projects but better builder reputation.
