Small flats are the real luxury in Bangalore now, don't you agree?
₹70 lakh is our budget for a smaller 2BHK, after selling our big family home. Kids are settled, so we want something manageable, not a huge place anymore. Signature Classic in Bangalore is on our radar. It looks promising, but we really need to know about the actual livability. Is it genuinely a good home for older people, ya sirf marketing hai? Amenities mein elevator toh pakka chahiye, but are they reliable? Aur society ka vibe kaisa hai, friendly neighbours hain ya sab apne mein rehte hain? Also, what about maintenance charges monthly, do they shoot up? Any residents please share your real experience?

Maintenance charges toh pakka badhte hain. Every year, 10-15% increase is normal in Bangalore. For our project in Agrahara Layout, it started at 3.5k and is now 5.5k in 3 years. For Signature Classic, with the amenities they promise, expect at least 4-5k to start with. And yes, elevators are crucial. Check if they have power backup for all elevators, not just one. My building's backup only runs one elevator which is a pain during power cuts.
I heard Signature Classic had some issues with water supply in one of their earlier phases, if this is a phased development. Can anyone confirm? That's a huge red flag for me. Elevators are one thing, but basic utilities like water are non-negotiable. Also, what about parking? Is it covered and sufficient for 164 units?
U7, exactly! And maintenance charges for 164 units can be tricky. Small societies sometimes have higher per-unit charges because fixed costs are spread over fewer people. Make sure to get a clear breakdown of maintenance, not just a lump sum. Does it include generator backup, security, common area cleaning, etc.? Sometimes they hide charges.
U6, the water issue was resolved I think, but it did cause a lot of headaches initially. For parking, they usually allot one slot per 2BHK. But with 164 units, if everyone has a car, visitor parking can become a nightmare. This is a common problem in new societies.
Society vibe is super important, especially for older folks. You don't want to be isolated. My parents moved to a new society and the residents association is very active, lot of events. That makes a huge difference. Signature Classic mein senior citizen groups hain kya? And what about medical facilities nearby? These small things matter more than fancy amenities.

U3, I called their sales team last month. They said 'final touches' but no clear possession date. It felt a bit vague. My friend booked in another project in Aavalahalli and got possession 8 months late, so I'm super cautious about these 'ongoing' projects. Especially if you've sold your old home, you can't afford delays.
U2, you're right. Per square foot is key. I checked Signature Classic, it's around 8.5K per sqft for some configurations, which is decent for the area but still a big chunk of change. Plus, the RERA possession date is Dec 2023, so technically it should be ready or almost ready. Is it actually ready for possession, ya delays hain?
Totally agree with the small flat logic! Bangalore mein ab yahi chalega. Space is a luxury, not square footage. For 70L, a good 2BHK in a decent society sounds like a dream. Signature Classic, I've seen their ads, looks good on paper. But bhai, builder ka track record is everything. Have you checked their past projects? Especially the possession timelines?
