Since January I've been shortlisting properties in Noida, especially around Sector 150. Investor hoon, so long-term value aur tenant attraction important hai. Lotus Vatika Luxurious Villas mein full flat power backup bola hai, but ground reality kya hai? Sirf common areas mein toh nahi hota? My parents keep saying verify everything. Aur water supply ki reliability kaisi hai? Tanker pe depend karna padta hai ya reliable hai? Maintenance cost pe impact hoga na. Elevator quality aur response time for issues, is that good? Small things like these can really affect tenant experience, affecting resale. Kya yeh amenities actually extra premium justify karti hain? Any experiences with these aspects from existing owners?

U1, your parents are absolutely right. Verify everything! I almost booked a flat in a project near Alpha I Greater Noida where they promised 24/7 power backup, but it was only for common areas and a few points inside the flat. Water supply in Sector 150 area can be tricky. Some societies completely depend on tankers during peak summer. For Lotus Vatika, since it's completed, you should ask existing owners directly. Don't trust the sales team blindly for elevator response or issue resolution. They'll just say it's 'top-notch'.
Haan, builders ki baaton pe bharosa karna mushkil hai. Current market conditions mein toh resales waise hi tough hain, aur agar tenant
Bhai, Lotus Vatika mein sirf 4 units hain! That's super exclusive, but also thoda weird for an 'investor' perspective. ₹63 L – ₹90 L price range for completed villas sounds okay, but with such few units, ROI ka kya hoga? Market liquidity bhi toh matter karti hai. I'd be nervous about selling it later if needed.
Sahi keh rahe ho. Only 4 units means a very small society. Maintenance costs for common areas could be sky-high per unit. Plus, fewer voices to raise issues with the builder if something goes wrong. Bahut risky lag raha hai.
