Resale properties in Gurugram are often a better deal than new launches, period. After kids moved out, we're selling our big house and need something manageable near Sohna Road, maybe a 2BHK. I'm looking at Eldeco projects. New builds have so many hidden charges like PLC and floor rise, not to mention OC delays. Resale mein, you see what you get, right? Plus, negotiation margin seems higher on secondary market. Kya aapko bhi lagta hai ki resale mein better value milti hai, especially for a 2BHK around ₹1.5 Cr? Any tips for negotiating directly with owners?

Totally agree! New launches are a headache. My friend booked a flat in Sector 70 and got possession 2 years late. Resale mein at least you know what you're getting. ₹1.5 Cr for a 2BHK on Sohna Road sounds doable if you look at slightly older societies.
