Smartworld Orchard ya Mahindra Luminare, families ke liye kaunsa better hai?
Since January I've been shortlisting flats in Gurugram, aur abhi Smartworld Orchard aur Mahindra Luminare Phase 2 dekh raha hoon. Both are ready-to-move, which is great, no construction risk. But main confused hoon about the floor plans and carpet area. Smartworld ka layout thoda compact laga, not sure if usable space efficient hai. Luminare ka price bahut zyada hai, but maybe you get better layouts? Kya lagta hai, kaunsa project family ke liye zyada liveable feel dega in terms of space?

Builders initially price kam dikhate hain, but then maintenance charges, club membership, parking, IFMS, electricity connection, sab milake itna bill bana dete hain ki budget hil jaata hai. What's the actual all-inclusive price per sqft you are getting for both? Don't just compare the basic sale price.

RTM bol toh rahe hain Smartworld wale, but I checked their RERA (RERA-GRG-PROJ-957-2021) aur usme possession date 2024-12-01 dikha raha hai. Toh technically ready-to-move kaise hua? Ye builders ka naya tareeka hai buyers ko attract karne ka. 800 units hain, toh delivery mein bhi time lag sakta hai. Be careful about these 'RTM' claims, especially with such a large project.

Exactly! Mere ek friend ne bhi aise hi RTM project mein book kiya tha Badshahpur mein, aur usko 6 mahine baad possession mila. Final touches aur amenities ka kaam chalta rehta hai. It's never truly 'ready to move in' on day one.
