Okay I'll say what no one says – pre-launch deals for projects like Smartworld in Sector 69 are often a myth. Everyone talks about early-bird discount, but final pricing almost same, plus so many hidden charges later. Construction-linked payment plans also seem better but delays ka kya? Change my mind.

Haan, RERA mein toh sab clean dikhta hai. But ground reality alag hoti hai. Mera ek dost Basai mein फस गया था, RERA dates were fine but construction quality was compromised to meet deadlines. So just RERA isn't enough, you need site visits and talk to existing residents.

Totally agree with the post! Pre-launch sounds great on paper, but I've heard so many stories of bait-and-switch. My uncle almost got trapped with a project near Airport Road where the 'exclusive' pre-launch price was barely different from the launch price. Plus, the floor preference was all messed up, even after paying early. Bahut tension hoti hai.
