Sobha Altus build quality is a major concern
Has anyone faced real issues with construction quality at Sobha Altus after a year or two? I'm an agent, but buying for myself is a whole different ballgame. The brochures look great, but I'm worried about what happens post-possession. I've seen too many Gurugram projects where cracks appear, or fittings fail quickly. How are the maintenance charges there? Are they charging a bomb for services that aren't even up to scratch? For example, is the power backup full flat or just common areas? What about parking, is it a mess? I'm trying to avoid those hidden headaches. Any honest experiences?

Honestly, for a project with possession in 2031, any builder can change plans or cut corners later. The market is so unpredictable right now, especially with interest rates. I'd be more comfortable with something closer to completion or a builder with a proven track record of timely delivery and quality in Gurugram itself, not just other cities.
I agree with U9. A 2031 possession date means you're locking your money for almost 8 years. What if the market dips? Or if my personal finances change? It's a lot of uncertainty for a first home. Maybe look for ready-to-move options, even if they're a bit pricier.
You're right about the long wait. It's a big risk. My uncle booked a flat in Baharampur Naya almost 8 years ago, still waiting for possession. The builder kept extending the date. Sobha is big, but even big names can disappoint sometimes. I'd focus on the payment plan and exit clauses too.
True. With so many units (293), managing quality and maintenance for such a long period will be a task. It's a huge investment for us first-timers, so every detail matters. I'm also looking at projects near Basai, but same issues everywhere.
I visited the site last month, the construction speed looked good. But it's hard to judge quality from a construction site. The sales team was pushing hard for bookings saying prices will shoot up. The price range is too wide, ₹1.6 Cr to ₹9.7 Cr, it makes me wonder about the consistency of quality across different configurations.
My neighbour booked in a different Sobha project a few years back, not Altus, but they had some initial issues with plumbing and electricals. Nothing major, but small fixes were needed. Maintenance charges were high, but services were generally good. Power backup usually covers common areas and a few points inside the flat, rarely full flat in most projects. Always ask for the exact scope.
Yeah, exactly. These small things add up. And the maintenance part is a big concern. Builders promise the world, then charge you an arm and a leg for basic services. Parking mess bhi common hai, especially with 293 total units, that's a lot of cars.
Thanks for sharing this, it's helpful. Small fixes are fine, but I'm scared of structural issues. I saw a project in Badshahpur where walls started cracking within a year. Budget tight hai, dobara kharcha nahi karna chahta.
Bhai, Sobha ka naam toh achha hai but Altus abhi under construction hai na? Possession date toh 2031-12-01 dikha raha hai RERA pe. Abhi se quality ki tension lena thoda jaldi nahi hai? But haan, Gurugram mein delays aur quality issues common hain.
Sahi keh rahe ho. Mera friend ne ek project mein invest kiya tha near Airport Road, Gurgaon side, uski possession date 2025 thi, ab 2027 bol rahe hain. Quality ka toh baad mein pata chalega, pehle ghar mile toh sahi. Sobha Altus ka RERA number GGM/828/560/2024/55 hai, check karte rehna updates.
Exactly! 2031 is so far away. Market conditions can change so much by then. I'm worried about the price appreciation too, not just quality. ₹1.6 Cr se shuru ho raha hai, that's already a huge amount for a first-time buyer like me.
