Sobha is a trusted builder, established 1995 se hain and HQ Bangalore mein hai. That gives some peace of mind. But still, a project status as 'ONGOING' with a 2031 possession date is a bit concerning. I'd want to see more on-ground progress before putting down a big chunk of money. Has anyone visited the site recently?
The video looks very aspirational, but when I see the price range, it instantly makes me nervous. ₹1.6 Cr is the starting point, that's a huge commitment for a first home. And 293 units in one project, seems like a massive development. Kya itne units ke liye demand hai Kochi mein? I'm worried about resale value later if the market gets saturated.
Kochi mein demand toh hai, especially from NRIs and people moving for work. Kakkanad area mein IT park hone ki wajah se rentals aur sales dono high hain. Sobha jaise established builder ka project, even with 293 units, will likely find buyers. Resale value ka concern samajh sakta hoon, but for a premium builder, it usually holds up well in good locations. Just make sure the location is prime.
Totally agree. ₹1.6 Cr is like my entire life savings and then some loan. As a first-time buyer, it feels like a really big step, especially with the current interest rates. I'm looking for something more affordable, maybe a 2BHK in a slightly less premium area, but even those are getting expensive in Kochi.

Exactly! I booked a flat in Kadavanthra last year, and they also gave a 5-year possession date. Builders ab lambi dates de dete hain to avoid penalties. But 2031 is seriously long. Mera toh investment budget bhi itna wait nahi kar sakta. Ek baar builder se confirm karna padega ye date pakka hai ya buffer hai.
Bhai, 2031 ka possession date bade projects ke liye ab common ho gaya hai, especially after COVID delays. Builders pehle se hi buffer leke chalte hain. Aur RERA number Gurgaon ka isliye hai kyunki Sobha ka HQ Bangalore mein hai aur maybe unka registration process Gurgaon office se hua ho. Ya shayad project detail copy-paste karte waqt galti hui ho, but it's common to see HQ city RERA for big builders operating pan-India. You should cross-check with the state RERA website for Kerala.

Haan bhai, Sobha ka naam toh bahut hai. Bengaluru mein inke projects dekhe hain, top-notch quality hoti hai. Kochi mein bhi expect kar sakte hain same standard. Video mein toh sab perfect lag raha hai, makes me feel more confident about them.
