Sobha Aranya Gurgaon: Best luxury value compared to others?
Came across this video on Sobha Aranya at Karma Lakelands. Wow, it looks amazing! The video shows it's a premium luxury golf property in Sector 80, Gurgaon mein hai. I'm looking at luxury options in Gurugram, but honestly not sure if this is the best value. Sobha ka brand hai toh pricing toh high hogi. Kya aap logon ko lagta hai yeh better hai than other premium projects nearby? Any thoughts on its investment potential?

Honestly, the video looks great, but the price is giving me cold feet. I'm also looking for luxury in Gurugram, maybe something closer to Baharampur Naya, but this range is just too much. I'd rather look at projects with earlier possession or maybe slightly smaller units in a developed area. Kya pata 2030 tak kya hoga market ka.
Sobha is a reliable builder, established since 1995 from Bangalore. Their projects are usually well-planned. But Aranya is a big commitment. The current market conditions in Gurgaon are favoring ready-to-move or near-possession properties. Buying something with 6+ years for possession, especially at this price point, feels risky for a first-time buyer like me.
I saw that video too, it looks super fancy. But 524 units in Phase 1? That's quite a lot for a 'premium luxury' project. Usually, luxury means exclusivity, right? And the RERA number RC/REP/HARERA/GGM/808/540/2024/35 shows it just got registered on April 1, 2024. So it's very new. What's the real ground reality there?

Exactly, U5! New RERA means it's literally just starting. And 2030 possession date is a big red flag for me. So much can change in 6-7 years. I'm worried about delays, especially with such a high ticket size. My friend invested in a project near Basai, and the builder kept pushing dates for years.

Value for money is relative in luxury. For Sobha, you're paying for the brand and the golf course lifestyle. But the possession date is 2030-12-01! That's a long, long wait. My cousin bought a property in Badshahpur 7 years ago, and still waiting for possession.
Sahi keh rahe ho, U2. The price range of 8.6 Cr to 10.7 Cr is making me nervous. My budget was initially around 5-6 Cr for a luxury property. Ab sochna padega. Is it even worth stretching so much?
