Sobha Aranya new tower: worth the premium?
What's your take on Sobha Aranya's new tower in Sector 80, Gurgaon? I saw a video about it and the 270-acre lake view for a 4 BHK sounds pretty amazing. The 30:70 payment plan also caught my eye for a long-term hold. I'm really considering this for an end-user property. The new premium of ₹3,000/sq. ft. on top of the old ₹22k-₹23k/sq. ft. makes me wonder though. Is it too much? Has anyone here invested in Phase 1 already? What's your actual experience been like?

I heard Sobha Aranya Phase 1 has 524 total units. That's a lot of inventory to sell. The lake view is definitely a selling point, but for an end-user, the daily commute from Sector 80 could be an issue for some. It's not exactly central Gurgaon.
I'm also a first-time buyer and the premium has me really confused. Is this the new normal for Gurgaon luxury projects? The 30:70 plan sounds good for managing finances, but what about the interest during construction? That adds up too. Has anyone calculated the actual cost including all these factors?
Sobha is a good builder, no doubt. Their quality is usually top-notch. But this price point for Sector 80, even with the lake view, feels like they're banking too much on future appreciation. The current market is hot, but will it sustain till 2030? My primary concern is the resale value if I need to exit early.
Totally. Gurgaon market is showing signs of cooling down in some pockets. That ₹3000/sq. ft. extra is a big chunk, almost ₹1.5 Cr for a 5000 sq. ft. flat. For that money, you can get something ready-to-move near Airport Road with less risk.
Agreed, quality is usually great. But even a good builder can get delayed. 2030 possession date is a red flag for first-time buyers like us. What if the project gets stuck? Harera number RC/REP/HARERA/GGM/808/540/2024/35 is recent, so it's just started.
I checked Phase 1, the prices were already steep. This new premium for the tower is just insane. ₹8.6 Cr minimum is a huge commitment for something that's still so far from completion. RERA number toh April 2024 ka hai, so it's very new.
Bhai, premium toh bohot zyada lag raha hai. ₹25k-₹26k/sq. ft. for Sector 80? That's almost like what they're asking near Aerocity for some projects. Sobha ka name hai but valuation seems stretched, especially for a property that will be ready in 2030. Kaafi lamba wait hai.
Yeah, 2030 is a long time. But the 270-acre lake view is unique, no? Maybe that's why the premium. I mean, where else in Gurgaon do you get that kind of open space? For end-use, it could be worth it if you're patient.
Exactly! 2030 is too far. By then market conditions can change so much. My friend booked a place in Badshahpur 5 years ago, was supposed to get possession last year, abhi tak kuch nahi pata. Builder ka track record bhi dekhna padega.
