From a market timing perspective, buying into an upcoming project like this can offer significant capital appreciation as construction progresses and the area matures. Sobha's reputation for quality and timely delivery is a big plus, which mitigates some of the pre-launch risks. The focus on spacious units and an ultra-premium lifestyle suggests it will attract a discerning buyer base, driving future demand. While we can't discuss rentals or resale yet, the potential for capital appreciation here seems strong, given the builder's track record and the project's positioning. My take is, for those with a longer investment horizon and an eye on premium living, Sobha Aurum warrants serious consideration as a potential capital appreciation play.
