Visited Sobha Brooklyn Towers Town Park Phase 4 W4 last weekend. 3BHK configurations look decent, location bhi sahi hai. I'm currently in a 2BHK, thinking of upgrading. My main concern is the investment angle for this ₹2.63 Cr project. Price trend dekha toh it's moved quite a bit since launch. Is there still good capital appreciation potential left? Sobha ka delivery track record generally acha hai, but with ongoing projects, under-construction risk rehta hai. Will they deliver Phase 4 on time? Aur, long-term exit strategy kya hogi? Five years down the line, resale market mein kitna liquid hoga ye project? Investor ratio high hone se ghost society ka issue toh nahi aayega? Is this premium justified from an ROI perspective? Any experiences selling a Sobha property recently? Kya aap log ko lagta hai iska resale value strong rahega?

My concern is the high number of total units across all phases combined and the investor ratio. If it's too high, will it become a 'ghost society'? And 2.63 Cr for an under-construction project with a 2029 possession date, is the capital appreciation potential strong enough to justify this premium from an ROI perspective?
