Sobha City / Thanisandra periphery keeps coming up every time I shortlist something for a 3BHK. We're a family with two young kids, so safety and good schools are huge for us. I'm seeing prices around ₹1.8 Cr for a 3BHK in some gated communities there, like Sobha City itself or similar projects. Is that pricing justified given the traffic situation, especially towards Manyata Tech Park? My wife's priority is a safe neighborhood where the children can play freely and a good school nearby for admission. Honestly, I'm not sure if the premium is worth it for daily life there. What's the real vibe like, especially for families? Are there hidden costs or things residents wish they knew before moving in? Would you pick this area if you were in my shoes, looking for long-term family living?

Comparatively, if you look at areas like Banashankari or even parts of Arekere on Bannerghatta Road, you might get something similar, but the projects might be older or farther from main roads. Thanisandra's appeal is the proximity to Manyata and the newer infrastructure, despite the traffic. But for long-term, consider the future development plans of the area, not just current prices.
What about alternative areas with similar budget and family-friendly vibe? Is 1.8 Cr for a 3BHK justified anywhere in Bangalore right now?
We moved to a project near Thanisandra main road last year, a bit further from Manyata. My kids go to a school near Hennur Road, which is manageable. The premium for gated communities is for the lifestyle, security, and amenities, which for families with young kids, is a huge plus. My wife loves the open spaces for kids to play. But yes, daily commute to office is a struggle for me. I wish I had looked into the traffic more deeply before booking. It's a trade-off.
I visited a project there and found the maintenance charges to be quite high, almost ₹7-8 per sqft. Also, check the UDS (Undivided Share of Land) properly. Some builders dilute it a lot. This can be a hidden cost or a future problem if you ever plan to redevelop or sell. Don't forget stamp duty and registration fees!

My broker also pushes Thanisandra a lot. He says it's the 'next big thing'. But my main concern is the water situation and power cuts. Are they frequent in these gated communities? We are looking at a smaller builder's project, not Sobha.

Totally agree with U1. That stretch near Manyata is a nightmare. Mera bhai wahi phas gaya hai daily. He says the internal roads are good but getting out is a pain. For kids, safety inside the complex is fine, but outside the gates, it's still developing.
