Came across a video about the new Sobha Crescent project in Sector 63A, Gurugram. They're talking about launch prices around ₹25k/sqft for 3/4 BHKs (2300-3000 sqft), which is slightly below the current market in 63A. It's for luxury units, of course. Honestly, that still feels pretty steep, even for Sobha. Do you think ₹25,000/sqft offers good value for this location and builder, or is it just too much?

Honestly, I was also looking at 63A but the prices are just insane. I recently booked a 3BHK in a good project near Badshahpur for almost 30-40% less than this. It's not Sobha, but a decent builder with a much closer possession date. My advice? Don't get swayed by just the 'luxury' tag. Look at the total cost, EMI, and how long your money will be stuck. This 4.7-7.2 Cr range is for a very specific type of buyer.
But you can't compare Badshahpur with 63A directly. Different segments, different target audience. Sobha Crescent is for high-end luxury, not budget-conscious first-time buyers.
Yes, Badshahpur side is definitely more affordable. You get better value for money if you're not fixated on the absolute prime sectors. Quality bhi achi mil jaati hai.

2033? That's an eternity! Builders anyway delay, so it could be 2035 also. Risky business.
Haan, project under construction hai. According to their RERA, RC/REP/HARERA/GGM/1054/786/2026/26, the possession date is 2033-03-01. That's almost 9 years away! Bahut lamba wait hai, especially for a first home. Price range toh 4.7 Cr se 7.2 Cr tak ja raha hai, which is a huge chunk of change to block for so long.
25k/sqft for Sobha Crescent? Bhai, that's just too much for a first-time buyer like me. Even for Gurugram, it feels like a stretch.
