I went to their site office for Sobha Crescent. They showed me plans and all. Construction looked like it just started. The sales team was very confident about the 2033 date, saying they have a strong internal process. But then again, every sales team says that. The location is good, though, near Golf Course Extension Road.
Golf Course Ext. Road ka appreciation potential achha hai, but 2033 is too far. By then, a lot can change. I'd rather look for something with a 3-4 year possession plan, even if it's slightly further out like in Baharampur Naya.
Location toh theek hai, no doubt. But site pe kya dikhaya, that's one thing. Actual work kitna ho raha hai, woh important hai. Did they show any progress reports or construction timelines beyond just the final possession date?
My friend booked in a different premium project last year, similar price range. Builder ne bola tha 2028 possession, abhi tak foundation bhi theek se nahi bana hai. Gurugram mein delays are a norm, especially for these high-end projects. Sobha might be good, but 2033 is a long commitment.

Sahi keh rahe ho. Gurgaon mein prices toh sky-high hain. But Sobha ki quality ke liye log pay karte hain. My uncle has a flat in a Sobha project in Bangalore, and he says the construction quality is top-notch. Delay hua tha thoda but nothing major.
